Foundation Repair Questions Answered

The questions cover cost, South Carolina rules, permits and how a request with us works. For more depth, see the slab foundation repair and crawl space repair pages.

Who looks at my house?

A local foundation specialist who works in the Midlands. We take your request and arrange the visit. The specialist, a separate company, inspects the house, writes the estimate and does any repair. We set no prices and sign no contracts. Sending a request costs nothing, and you can turn down the estimate.

What does foundation repair usually cost?

Across the country, Angi (2026) shows most jobs landing between about $2,225 and $8,133, around $5,174 on average. Steel piers run about $1,000 to $1,600 apiece (HomeGuide, 2026), so the number of piers shapes the total. Both are national ranges, not quotes. Our cost guide explains more, and the cost calculator gives a rough range for your home.

Does South Carolina license foundation repair companies?

Not as a trade of its own. South Carolina has no foundation repair license. Residential builders must hold a license for jobs over $5,000, and many specialty trades must register for jobs over $500, with the SC LLR Residential Builders Commission. Ask which license or registration covers your job, and check the number on SC LLR's online lookup.

Do I need a permit inside the City of Columbia?

Yes, for structural work. City rules exempt only cosmetic jobs such as painting and flooring from permits. Foundation and pier work is filed as a renovation or alteration. Ask the specialist who pulls the permit, and check with Planning & Development Services at 1401 Main Street, 3rd Floor, before work begins.

What if my home is outside the city?

In unincorporated Richland County, check with Building Permitting and Inspections at 2020 Hampton Street before work starts. In unincorporated Lexington County, ask Building Permits at 212 South Lake Drive whether your repair needs a permit. Towns such as Lexington, Irmo, West Columbia, Forest Acres and Blythewood have their own offices, listed on each town page.

Should a structural engineer see the house first?

It can help when floors slope or cracks keep growing. An engineer measures the house and puts findings and a fix in a report; nationally that costs about $500 to $3,000 (HomeGuide, 2026). Ask the specialist whether a professional engineer with a South Carolina license will design or review the repair. The permit office can tell you if your job calls for an engineer's letter or plan.

Will my homeowners insurance cover foundation work?

Ask your own insurer what your policy covers before work begins. If a claim does pay part of a job, the deductible is yours to pay. South Carolina law bars a contractor from offering to pay or rebate any part of it. We do not help with claims; in South Carolina, only public adjusters with a state license may adjust a loss for a homeowner.

Why do homes around here crack and settle?

Columbia, SC sits on the Fall Line, where Piedmont clay meets Sandhills sand. Its everyday red clay, Cecil, barely shrinks or swells, but some Piedmont spots in the state hold clay that moves far more. Loose sand can wash out under a footing after a leak or heavy rain, as in October 2015. Trees, poor drainage and pipe leaks add to it.

Which signs deserve a closer look?

Stair-step cracks in brick, doors that stick, cracks above door frames, sloping or bouncy floors and gaps at the trim are the usual ones. A single hairline crack is often cosmetic. Cracks that widen or floors that keep tilting are worth a specialist's visit. The warning signs quiz can help you sort what you see.

Can I cancel a contract I signed at home?

Sometimes. When a seller comes to your home and the job is bought on credit, state law often gives you until midnight on the third business day after signing to back out. There are exceptions, and cash deals may not qualify, so ask the company and read the paperwork. Our South Carolina foundation repair rules page explains more.

Answer Not on This Page?

General answers only go so far. Someone has to stand in the house with a level to know how far the floors have moved. Send us a request, and we will set up that visit with a local foundation specialist.
