Every Foundation Service Covered
Each service has its own page with national cost ranges, the usual steps and questions to ask. We explain the work and set up the visit. One local foundation specialist then decides what your house needs and does the job.
- Foundation repair. The wide view: steel or concrete piers, crawl space supports, shims and drainage fixes, plus the City permit and SC LLR checks that go with them.
- Slab foundation repair. For houses on a concrete slab poured at ground level, where an edge has dropped, sandy soil has washed out or a pipe below may be leaking.
- Crawl space and pier and beam repair. For raised homes with sagging floors, damp crawl spaces, rotted sills or joists, or worn support posts.
- Foundation crack repair. Sealing or injecting cracks, and checking whether a crack is the symptom of movement somewhere else.
- House leveling. Raising a slab or crawl space home back toward level with piers, shims or support jacks.
Which Foundation Service Fits?
Begin with how the house is built. Walk around the outside. If the floor sits just above the dirt and you see no vents or access door near the base, it is probably a slab on grade. Vents, a small door or a brick wall around a space under the floor mean a crawl space. Many older Midlands homes are built that way.
Then think about what you see. A lone crack that has not changed in a year may only need sealing. Cracks plus binding doors, a sloped floor or gaps at the trim usually mean the house has moved, which calls for piers, supports or leveling. Standing water near the walls, a wet crawl space or a jump in the water bill suggest the cause may be drainage or plumbing. Fixing the water often matters as much as fixing the footing.
Still unsure? The foundation warning signs quiz takes five questions, and the cost calculator gives a rough planning range. In the end, the specialist who sees the house picks the method.
